Why Design-Build Is Changing Commercial Construction in Pakistan

In a traditional design-bid-build project, an owner hires an architect to design a building, then separately tenders construction to the lowest qualified bidder. The problem is accountability: when something goes wrong on site, the architect can point to the contractor's execution, and the contractor can point to gaps in the drawings.
Design-build collapses that separation. One firm carries responsibility for both design and construction under a single contract, which means the same team that drew the building is accountable for building it correctly, on budget, and on schedule.
On our Meridian Business Park project, ACCO acted as design-build lead across three interconnected commercial blocks. Because the same engineers who designed the structural system also managed procurement and site sequencing, design changes during construction were resolved in days rather than the weeks a traditional tender process often requires.
Design-build isn't right for every project — clients who want to competitively tender construction separately still have good reasons to do so. But for clients who want one accountable partner and a faster path from concept to occupancy, it's an increasingly common choice in Pakistan's commercial construction market.
